West Euclid Avenue: A Local Resurgence of Mid-Century Sensibility?

Mid-Century RenoOver the past 2 years, it seems that everywhere you look in our local South Tampa neighborhoods, large new construction homes are popping up where modest older homes once stood.

On a recent jog around South Tampa, I noticed something interesting- on W Euclid Ave where multiple 3,000+ SF new construction homes have recently sold, there are currently 4 mid-century homes under 2,000 SF that are not being torn down, but renovated.

Are land values on this particular street reaching a point where it is no longer profitable for builders to tear down and build? Are homeowners opting for more affordable smaller homes as the sold price per square foot continues to increase to close to or even above the “peak” pricing we saw in 2006/2007? Or, perhaps buyers are shifting to valuing more green space and 3,000+ SF homes leave little green on 5,000 square foot lots when built where bungalows once were?

Only time will tell, but as a fan of mid-century design principles, I’m excited to see some of these lovely 1950’s homes restored to their former glory and enjoyed by generations to come!
